Cummings Architecture + Interiors in collaboration with Red Hammer Builders has restored and expanded a historical New England farmhouse built in 1789, located in Newburyport, Massachusetts. This relaxing haven was to be the retirement home for the lucky owners.
With expansive fields and idyllic farmland surrounding it, this historic farmhouse celebrates these views with floor-to-ceiling glazing from the kitchen and sitting area. On the exterior, a combination of shingles and clapboard siding was continued from the barn and through the new addition.
Originally built in the late 1700s, the main house is connected to the barn by a new addition, housing the owner’s bedroom suite and a new two-car garage with carriage doors. All of the dwelling’s existing historic single-pane windows were preserved and lovingly restored, complementing its historic character.
Above: The floor-to-ceiling windows are by JELD-WEN. A small glimpse of the mudroom can be seen through the doorway. The homeowner herself painted the chicken door several years ago and brought it along when they purchased this house. A very special detail.
The project team salvaged whatever original materials they were able to, paying homage to this home’s past. It is a stunning example of how old and new materials can blend seamlessly together.
The scope of this project entailed taking this dilapidated home down to the studs and lathe. The kitchen was reframed to create a more expansive space for cooking and entertaining. A wall of windows allows natural light to flood this room, creating an idyllic nook for reading or sharing breakfast.

What We Love: This gorgeous farmhouse features exquisite details throughout, with a wonderful mix of new and old. We are loving so many elements in this revamped home, which is filled with an abundance of charm and personality. With idyllic surroundings, this will make for a wonderful home for its retired inhabitants to relax and gather with family and friends.

Above: A perfectly styled farmhouse dining room, filled with the homeowner’s collections. The wall sconces on either side of the painting were sourced from Vermont-based Authentic Designs Lighting.
Reclaimed wood floor boards were hand-plained and refinished to be brought back to their original glory. The original bedrooms, living room and dining room were restored.
New full bathrooms were added complete with shiplap walls, a marble shower, and a claw foot tub.
