Coates Design Architects is responsible for the design of this minimal urban house called the Phinney Ridge Residence, located in Seattle, Washington. The architects devised this home to be nestled into the footprint of the site’s previous house to utilize zoning guidelines that were grandfathered into this urban Seattle neighborhood. Project Cost: $750,001 – $1,000,000
Lower level amenities include a planned recreation area with a home theater and game room tables. Additional guests can be accommodated on this level with a spacious bedroom and a full bathroom. Utility spaces are tucked away as well.
What We Love: This minimal urban house design offers a simple box-shaped exterior facade that opens into clean lines and functional living spaces. Large windows frame captivating views of the spectacular Olympic Mountains. With a compact footprint, the design of this home is very efficient, spreading it out over three levels. We are especially loving the dramatic staircase at the core of this home, flooding the interiors with natural light, courtesy of expansive windows.

The entry experience provides shelter from the Pacific Northwest weather and leads guests into the lobby area where they’re greeted by the gracious staircase. Ample closet space is provided along the way for wraps, umbrellas, and totes.
The main floor boasts a spacious living/dining/kitchen area, with generous glazing and a balcony arranged alongside the entire west façade. A guest room on this level doubles as an office. A powder room is discretely tucked away.
At the home’s heart is an open and inviting steel staircase surrounded by expansive windows that allow ample natural light.
An entire wall of custom casework is featured in the master suite to keep wardrobe-essentials neatly organized. A small secondary closet is provided for seasonal storage, and a generous five-piece bathroom accompanies the suite. A rec room, additional bedroom and guest bathroom complete the upper level.
The third level embraces formerly unappreciated views of Ballard and the Olympic Mountains beyond. This floor features a dramatic ceiling, pitched up to allow expansive views to the west and clerestory windows to the east.
