This modern bayfront house designed by Brandon Architects in collaboration with Patterson Custom Homes delivers luxury waterfront living in Newport Beach, California. Pocketing glass doors on the first and second levels provides a wonderful indoor-outdoor living experience. On the first level, the main living space opens to the backyard while on the second level, the primary bedroom opens to the waterfront view.
Board-formed concrete walls carry from the exterior to the interior, which is as much of an art form as they are a durable building material. The three-story dwelling offers 4,158 square feet of living space with four bedrooms, six bathrooms, an elevator, two roof deck areas for additional entertaining space, and a 385 square foot, two-car garage.

The homeowners saved the doors from the original home and repurposed them on the roof deck: one was reused for the bathroom door and the rest were recycled into a custom commissioned accent wall. Similarly, the accent wall made of multicolored hearts in the playroom was created by a local artist onsite as well.
What We Love: This bayfront home provides a wonderful floor plan spread out over three levels to maximize its site while taking advantage of the views. We are loving the incredible indoor-outdoor living spaces and the roof decks that provide the owners with fabulous places to entertain with waterfront views. With idyllic Southern California weather, we can imagine this home would offer a relaxing haven throughout the year.

A single-stringer floating staircase with Starphire glass railings connects the three levels of the home, which can also be accessed by the home’s elevator.
A slatted wood wall provides additional privacy upon entering the primary bedroom, while stain-grade tongue-and-groove ceilings provide continuity from the interior to the eaves on the exterior in various areas of the dwelling.
