Beautifully designed Cape Cod inspired home on Balboa Island, California

This stunning three-story custom-built Cape Cod inspired home was designed by Brandon Architects, located on Balboa Island, in Newport Beach, California. Constructed by renowned Spinnaker Development, this home is nestled in a very desirable neighborhood. Encompassing 2,546 square feet, this beach home offers four bedrooms (one is located on the entry-level) and three-and-a-half bathrooms. A beautifully appointed chef’s kitchen opens to the great room, featuring Calcutta marble countertops and a farmhouse style sink. High-end appliances includes a gourmet La Cornue stove.

Providing the ultimate in indoor-outdoor coastal living, the first level features include a central courtyard with slide away pocket glass walls. The master bedroom retreat boasts cathedral ceilings and incredible bay views from the private balcony. Custom woodwork can be found throughout this fabulous home. Spacious upstairs bedrooms all have en-suite bathrooms.

Above: The trim on the exterior is painted in Bright white WindsorONE S4SSE, while the shingles are a natural cedar finish that will turn a light grey over time. The accent roofs here a clad in natural standing seam copper panels. There are sliding doors that opens onto the front patio and French doors on the second floor balcony. Columns are wrapped with MDX, a smooth wood composite material. The house was built on a 30′ standard lot with 3′ setbacks. The home is approximately 24′ wide.

Above: The front porch features rock pavers and rattan chairs with a backdrop of slide away glass doors, creating the perfect space in which to watch the world go by. Porch is about 9 feet deep. Front door is a custom-made Dutch door. Entry hardware is from Emtek.

Above: Sliding doors were purchased through Associated Building Supply in Orange County. These are Jeld-Wen french sliders.

Above: The living room is 18′ in length, 14′ in width with a 9′-9” ceiling height. The fireplace stone is limestone. Coffee table is from CFC.

Above: Window treatments are natural woven blinds with custom drapery and valances. The fabric was purchased and custom fabricated by Ashbrook & associates. Ceiling is a Windsor One tongue & groove planking with a lacquer paint finish.

Above: In the breakfast nook, the windows are Jeld-Wen windows with a 30-inch space in-between. The nook was designed within a 10′ x 5′ 6″ space. The fixture above the table is from Restoration Hardware.

Above: The kitchen island pendants are by a company called Elegant Lighting, called “Quincy”. Island countertop is a Caracus Blue Limestone, roughly 10-feet long. A Calacatta Classic marble slab backsplash features bookmatched slabs behind the range to give a “predator” look. A sub-zero refrigerator and freezer units has integrated paneling installed to match the kitchen cabinets. Light fixtures are from Visual Comfort.

Above: Sink faucet is made by Rohl. All the cabinetry for this project was custom-made by Manhattan Finish.

Above: The under cabinet lighting was built-in with LED tape lighting. Bar stools were purchased locally and custom upholstered in Darjeeling from Schumacher – color denim. It comes in 5 color-ways.

Above: Flooring is a custom finished French white oak engineered floor. This was done by Gaetano Hardwood Floors in Orange County.

The Canopy Bed is from Restoration Hardware, while the bedside lamps are from Home Goods (similar can be found at Pottery Barn). Wall treatment is Phillip Jeffries grass cloth called “arrowroot”. Jeld-Wen premium collection aluminum clad windows and doors were used in this space.
