A modern summer home cantilevers over the picturesque Pender Harbour

Synthesis Design has created this modern summer home built into a dramatic steeply sloping, narrow site with overlapping waterfront and rear setbacks in Maderia Park, British Columbia, Canada. The site was deemed un-buildable with no allowable building footprint. The architects were tasked with the challenge of designing this getaway pad on the Sunshine Coast.

After many design panels, relaxation requests for variances, along with the design of a residential sewage treatment plant, approvals were granted. The residence dramatically overhangs the ocean with large cantilevered decks, creating an extension of the living spaces through large garage-style doors.

While understated from the street, the dwelling exposes itself from the waterfront. The roof opens up to the view in the opposite direction to the slope of the land creating an even more imposing facade than its three levels. Glass makes up most of the seaside elevation with uninterrupted views from every level.

Set in picturesque Pender Harbour, often called “Venice of the North” Villa Vertigo is a welcoming place for family and friends who often create their own adventures.

Stepping inside this home, you will notice that it is designed with a reverse plan. The entry, kids cave, and playroom are located on the upper level. The main level is divided between the living room and kitchen, while the bedrooms are below with direct access to the ocean via a cantilevered concrete deck.

What We Love: This modern summer home features expansive walls of glazing making up most of the elevation that faces the water, providing an abundance of natural light and views. The soothing color palette of grays and whites with subtle pops of color creates a casual atmosphere and helps to not detract from the beautiful scenery. Overall, the open and airy floor plan promotes a sense of togetherness for family and friends.

The interior design promotes a relaxed atmosphere, with casual elegance throughout. A color palette of grays and white enhances the casualness while creating a backdrop for the colorful vibrant blue and orange accessories. The lowest level bedrooms open up to a covered, cantilevered concrete deck, with access to the hot tub and ocean below.

The maple stairs, fir beams, columns, doors, casings and trims, and cedar were locally sourced on the Sunshine Coast.

SUSTAINABLE DESIGN FEATURES: An on-site, pressurized sewage treatment plant creates clean water as a by-product. A heat pump reduces heating and cooling energy. Operable skylights in the stair core provide natural ventilation throughout the three levels. Built-in mechanical shades reduce heat and sun transmission while maintaining airflow. A pair of overhead interior-rated garage doors maximize natural light and ventilation through the spaces.

Adjustable sail shades help to reduce heat transmission from the western exposure. Insulated concrete forms were used to increase the insulation within the structure. Cementitious exterior cladding reduces the spread of fire. HRV heat recovery ventilation unit to heat the cool fresh air and cool the exhaust air for maximum efficiency. Insulated concrete forms were also used to increase the insulation within the structure.
