On a leafy street in Atlanta, Georgia, the principal designer of The Brooks & Studio and her family purchased this farmhouse home that was built in 1910, giving it a complete renovation and restoration. It was one of the original farmhouses on the street, and the first phase of construction was completed in just 9 months. One wall was removed to add on a 19′ vaulted living room and main bedroom suite, and a bedroom was transformed into a functional mudroom, laundry room, and additional entry.
Encompassing 2,797 square feet of living space, there are three bedrooms and three bathrooms in this dwelling. Technology was incorporated throughout the home with in-built speakers, Wi-Fi-connected blinds, and lights, as well as a full cabinet for AV requirements. Design was kept neutral to maximize the light, but the overall aesthetic leaned into traditional at the front of the house, and modern at the back, with simple and minimal furnishings.

What We Love: There was a lot of creativity that went into the transformation of this old farmhouse-style home in Atlanta. The changes that they made improved the flow and usefulness of the home layout. Love all the additional natural light courtesy of large windows and a neutral color scheme. We also appreciate that they preserved the historic character of the home, adding so many personalized and charming details throughout, making it their own. The perfect home to raise a family!

The cabinets are painted in Swiss Coffee OC-45 | Benjamin Moore. The large 5-by-10-foot island serves as the hub of the house. The commercial-grade vent hood features a reclaimed-oak detail to add character. Granite countertops and backsplash were selected for durability.

The space measures 16 by 18 feet and has a soaring vaulted ceiling with reclaimed oak beams. A gas fireplace has a cast-stone surround that brings a traditional touch to the space.
Above: Outside, the patio measures 18 by 18 feet. During the summer months, the sliding glass doors can open a full six feet wide to create a seamless indoor-outdoor transition. There is also an additional door that connects to the backyard from the new owner’s bedroom.

Above: The mudroom serves as a drop zone, with a built-in bench and places to store outdoor gear and bags. A large shelf is a highly functional space to store dog and cleaning supplies.

Above: The main bedroom measures 13 by 14 feet. A large 5-by-8-foot window frames a view of the 100-year-old oak tree in the backyard.
Above: This new bathroom space features a custom vanity that looks like a double dresser. For the countertop, the remnant granite was a cost-effective selection. For the floors, the slate-look porcelain tile is set in a herringbone pattern for a classic aesthetic. This space also includes a marble, glass-enclosed shower, 3-by-5-feet.
Above: An existing bedroom was transformed into a nursery. The designer kept this space neutral so that styling could be flexible. Color was introduced through the geometric rug and artwork, adding a playful touch. A double-door entry allowed flexibility to transform this space into an office in the future.
INTERESTING DETAIL: The designer had planned to transform the attic into a second-story living space for the second phase of this Atlanta farmhouse project. This included three bedrooms, two bathrooms, a second laundry, and a loft space. She also fully designed and planned a multi-car, detached garage. Before they could begin this second phase, unforeseen circumstances necessitated that the couple move closer to their family. They made the difficult decision to leave their newly rehabbed home to make the move to Philadelphia.
