This inviting urban farmhouse home was completely transformed by CTA Design Builders, situated in Seattle, Washington. A family with two active young boys resides in this home, which was in need of an addition to better meet their lifestyle needs. With the new addition, this home offers 3,400 square feet of living space.
The dwelling is located within walkable distance of an urban village, set on a compact and steeply sloping site that presented several challenging zoning restrictions. With these limitations in mind, additional square footage was added by building up, while a rooftop deck was considered for much-needed outdoor living space. This also helped to maximize views of Lake Union and downtown Seattle.
The scope of this remodel project entailed the addition of a second story to replace the existing cramped half story, along with adding a third story bonus room with access to a spacious rooftop deck. After careful calculations are height limit regulations, the project team devised an architectural design that met this challenge.
The staircase was relocated to become a three-story light well, positioned between the main level and the incredible rooftop deck. This includes a semi-private family room on the new second level, surrounded by family bedrooms. On the main level, the layout was reconfigured to create a more open plan living environment and indoor-outdoor connection to small deck areas on the side and backyards.
The floor plans have been dramatically opened up to accommodate an active family lifestyle; the interiors are styled to impart a rural feel yet with a fresh, contemporary vibe.
Increasing natural light into this dwelling on a narrow property was a lofty goal. Spacious window seats with large windows look out onto small side-yard gardens to create a feeling of spaciousness while connecting to the outdoors.

The addition of a brand new level offers additional living space for this growing family, along with a fabulous rooftop deck for kids’ play and entertaining guests. There is plenty to offer in this newly conceived design and we are loving the new layout!

Where outdoor views look into neighboring homes, the windows feature frosted glass so the room is still filled with natural light, yet offers complete privacy.
Above: The rooftop deck showcases artificial turf, which is now where the boys race around and burn off energy. The rooftop is also a fantastic entertaining space, served by a wet bar in what is now entitled the “tower room”, reminiscent of western fire lookouts. This urban outdoor space also provides amazing views!
