Andrew Franz Architect has designed this serene year-round retreat perched on a bluff overlooking the water, located on the East End of Long Island, New York. The dwelling is positioned on a unique site between a wooded forest and a bluff that overlooks a sandy beach on the water’s edge. To minimize the presence of the house on its site, the low-profile house steps down the terrain.
The living spaces open outward toward the landscape, catching fresh ocean breezes and lapping waves during the summer and in the winter orient inwards toward a cozy dual-sided fireplace and warm wood paneling. Deep cantilevered overhangs create dramatic outdoor rooms while providing additional shelter from the hot summer sun.

This 3,000-square-foot structure is contemporary in design yet makes distinct reference to the modest early-modern dwellings that inspired the homeowner. It settles into its natural terrain, prioritizing new and old-growth trees, outdoor living spaces, and views while using its low profile to minimize its presence on the site.
A familiar regional palette of red cedar, copper, and bluestone belies the sophisticated passive house strategies and construction methods incorporated, which include thick insulated framing, a continuously insulated envelope, energy-recovery ventilation, and a green roof that provides both a visual reward and environmental benefits.
The carefully detailed construction of a limited material palette supports the vision of a high-performing home to serve for generations.

What We Love: This Long Island retreat embraces a palette of durable and low-maintenance materials throughout the site, connecting it with its natural surroundings. Interior and exterior finishes were selected to age beautifully for many years with virtually no maintenance, what one would want in a vacation getaway home. The sculptural staircase is a highlight detail in this home, providing an attractive transition to the upper level, private bedroom spaces. We are also loving the screened porch with its magnificent views to be enjoyed year-round.
