John Lively & Associates in collaboration with Hayes Signature Homes has designed this gorgeous modern Mediterranean-style house located in Dallas, Texas. The homeowners’ vision centered around fluid entertaining spaces that are formal yet fun and approachable. Step inside this residence to find a gourmet kitchen, exquisite art collection, steel doors, wine cellar, and numerous other jaw-dropping features.

Above: In the living room, the leather chairs were sourced from Scott & Cooner. The dual-sided fireplace is cast stone, which views into the dining room. The chandelier is the Erika Chandelier by Circa Lighting. Grounding this space, the patterned area rug is from Global Views. The walls are painted in SW 7014 Eider White – Sherwin-Williams, while the trim color is SW 7004 Snowbound.

This dedicated dining room is the heart of the home which connects to the den, a butler’s prep area, along with an enclosed wine cellar. This elegant space brings family and friends together to celebrate good food and wine along with lively conversation. The dining table and chairs are from Cantoni, while the chandelier is by Eurofase. The floors are a custom hand-scraped white oak in a herringbone pattern. Artwork: “Magnolia” photo on canvas by Carolyn Brown; Clouds Art: Sky series by Ted Kincaid; abstract art on fireplace by Jeff Noble.

The Spanish Colonial exterior design offers such promise, but the interior is just another track home. None of the exterior character made it’s way to the interiors and the trim looks like a 70’s ranch-burger sourced at Home Depot. Super disappointing.

I totally agree, such promise. Really good bones, but the design just missed the mark for me.

It’s “tract home” not “track”. And I disagree with the interior assessment as “70’s Home Depot.” Tract homes don’t feature travertine marbles, generous use of archways and arch treatments, ten to twenty-foot ceilings with huge exposed thick-beam ceiling structures, oak herringbone parquet flooring, etc.. Granted it’s not $1000/s.f. finish. And, yeah, it’s hard finding creativity in Texas.
