Created as a summer haven for a Boston-based family, this lakeside retreat reimagines the architectural lineage of the Eastern Seaboard through a contemporary lens.

A Lakeside Dream on Lake Winnipesaukee

Its scale is purposeful: generous enough to welcome extended family and friends, yet composed in a way that feels warm rather than imposing. Wraparound porches orchestrate the rhythm of life here: morning coffee watching the lake shimmer; afternoon swims followed by games and laughter drifting into the evening, each moment fostering a comfortable connection to the outdoors.
A Welcoming Arrival

The interior is organized around gathering as much as retreat. Large, open living zones invite communal time, while smaller pockets throughout the home offer privacy when needed—teenagers seeking their own corner, adults slipping away for quiet reading, guests settling in as though the house were their own.
Lakeside Living at Its Finest

Resort-inspired amenities—from the boathouse to the tennis court and cabana, outdoor kitchen, media room, game room, gym, and private guest quarters—support days that stretch long and easy. The result is a place made for making memories, rooted in heritage, designed for today, and built to grow with the family for generations.
A Grand First Impression

The town required the new structure to adhere to the exact footprint of the demolished home, making the scale of what was ultimately achieved all the more impressive. The project took approximately one year to design and over two years to build. Beyond the main house, the compound includes a boathouse with garage-style roll-up doors, a casita attached to the front of the main house via a glass breezeway, a tennis court, a cabana, an outdoor kitchen, a media room, a game room, and a gym.
Christopher Brandon, AIA, president and principal architect of the firm, noted that the clients specifically sought a California architect and asked for something timeless but more transitional and modern than the local norm. Brooke Wagner Design, based in Corona del Mar, California, brought their signature layered, California-contemporary aesthetic to the interiors, with a neutral palette deliberately chosen to keep the water as the focal point from every room.

What We Love About This Home
The project team did a remarkable job taking an expansive home and making it feel genuinely welcoming, warm, and lived-in from the moment you step inside. Every material choice, every sightline, every transition from public to private spaces feels considered rather than decorated. The neutral palette reads less as a design decision and more like an act of restraint, a quiet acknowledgment that when you’re sitting beside Lake Winnipesaukee, the view has already done the decorating.
