100-year-old barn home gets restored to its former glory in Dutchess County

This 100-year-old barn was transformed into a rustic modern barn house for accomodating overnight guests by Daniel Contelmo Architects, located in Salt Point, a hamlet in the Town of Pleasant Valley, Dutchess County, New York. The entire exterior of this barn received new board and batten wood siding, with a seamed metal roof. The center gables on each side have new cedar shingle siding and brackets to accentuate their significance.

The existing barn desperately needed structural repairs, but it received much more. A two-story addition more than doubled the size of the original, which houses vehicles on the ground level. The second level has been updated with a bathroom and dual bunk beds.

The addition includes a kitchen and bath that serve the pool area, as well as an ultimate home gymnasium. The upper level (separated from the existing space by sliding barn doors) includes a home theater area, a bar area, and a center game room with a Camaro pool table.

ACCOLADES: This renovated structure won the 2016 Platinum “American Living” award from the National Builders Association, a Master Design award from Qualified Remodeler, and its kids’ space won the “Kidtastic” category in the HGTV.COM design contest.

Above:  A spacious seating area and cozy fireplace provide a comfortable setting for entertaining or watching your favorite movie. Most of the beams are wrapped, but the angled braces are reclaimed. The beams are antique beams or boards from old barns. The sectional was sourced from Ethan Allen. The stone on the fireplace is Dutchess County fieldstone.

Above: A bar provides seating as well as a division between the game room and kitchen area. The light fixtures are from Restoration Hardware. This bar top is bluestone. The bar stools are the Thomas Leather Counter Stools from Ethan Allen.

Above: A dormer with a window seat allows a little more room for sitting without too much disruption to the original barn structure. Much of the wood used for finishes was reclaimed. Old beams were removed and reinstalled.

Above: The custom built-in window seat provides daytime seating and additional sleeping space at night. A custom trundle bed can be rolled out from underneath. Due to space constraints, this built-in was custom-designed to fit perfectly into the dormer and still provide ample seating and sleeping space.

What We Love About This Barn Home

This 100-year-old barn home in Dutchess County was lovingly restored to offer a fabulous guest house for entertaining. The architect did a beautiful job of creating a playful yet inviting atmopshere for visiting family and friends. We love so much about this home, from the curb appeal fo the exterior facade with its traditionl red paint with crisp white trim to the cozy, comfortable spaces in the living room and guest bedrooms, every detail feels thoughtfully designed and welcoming.

Above: The top bunks are twin beds with just enough headroom under the sloped ceiling. The bunk beds were carefully positioned to provide headroom and access to an electrical panel behind the beds.

Above: The bunk beds are a favorite of the children for weekend sleepovers. The frame and rails are made from antique barn beams. The top bed is a twin, and the bottom beds are full-size. The top and bottom platforms were built to be only a few inches bigger in both directions than the actual mattresses.
